Starting a Bed and Breakfast (B&B)

What it is

A bed and breakfast (B&B) is a space in your home which you rent out to guests for an overnight stay. If you want to start a B&B, you usually have to Begin link: apply for an environment and planning permit, end link. .

Conditions

The following conditions apply to a B&B:

  • You rent out a room or part of your home (or a separate building).
  • Your home essentially remains a residential property. The building is not allowed to solely become a B&B.
  • You are at home while you have guests.
  • A guest may not stay longer than 4 months.
  • You are allowed to have guests as often as you want.
  • You serve only breakfast, no meals.
  • You do not sell any alcohol.
  • A maximum of 4 people may stay per night.
  • Your guests use the bathroom and the toilet which are already in your home. You are not allowed to construct new rooms with a private kitchen, shower and toilet for your guests.

  • Your house must comply with the rules on fire safety.
  • You pay Begin link: tourist tax, end link. to the municipality.
  • You do not use the property for Begin link: other forms of holiday rentals, end link. .

Registration number required

In order to rent your home as a B&B you need to have a registration number.

  • You state the registration number any time you promote the property in an advertisement or on a business card.
  • You apply for 1 registration number, even if you are renting out more than 1 room.

Needed for your application

To apply for your registration number you need:

  • Your DigiD (or eHerkenning for companies).
  • If you are not the owner of the property: a declaration of consent from the owner. The declaration must contain the:
    • name of the owner
    • name of the person applying for the registration number
    • consent from the owner to apply for a registration number
    • signatures of the owner and applicant
  • If you are applying for the registration number on behalf of somebody else: a signed authorisation (consent). This must contain the:
    • your name
    • name of the applicant (the person giving consent)
    • confirmation by the applicant that you are allowed to apply for a registration number
    • signatures of the authorised person and applicant
